Present: Board – President - Charles Hower, Vice President - Bruce Sieloff, Secretary - Sara Blair, Treasurer – Interim – Cary Eckers and Incoming Treasurer – Mike Andrews, Member at Large – Barbara Wenders

Landscaping Presentations

3 Landscape companies presented their bids/proposals.

 

C & D Lawn Service 425-423-8563

·         Member at Large, Barbara’s Landscaper

·         Has worked for Boeing and saved them considerable expense relative to their prior Landscaper.

·         Board discussed scope of work to be accomplished, monthly, yearly, etc.

 

GlenBrook – Rick Bond

·         Rick outlined his proposal, much the same as the current scope.

·         Feels that communication is key.

·         He cited other organization/HOAs he works with, approximately 130 accounts per month.

 

New Leaf – Mike Rifle 425-743-7413

·         Mike and one of his Supervisors, Kenny, presented their proposal.

·         They reiterated their dedication and strong ethics when taking on a project.

·         Have been in business for 22 years and numerous prior customers will attest to their excellent work and customer satisfaction.

Charles, Bruce and Bob and are contacts for 3 Landscape Companies to walk through the community and identify gaps in expected work and incomplete work. Also discuss scope of work needed/expected on a weekly/monthly/yearly basis.

Fence

Continuing concern is the ‘patchwork’ appearance. Fence is nearly 20 years old and in need of repair. Should we continue to patch as needed or replace entire length along Sno-Casecade which totals approximately 1 mile?

·         Discussed holding a special meeting with Homeowner’s who boarder the common areas, specifically along Sno-Cascade

·         Discussed many options to bridge gap of Homeowner’s assuming the HOA will pay to replace their fence and the HOA not having sufficient funds.

o   Much discussion surrounding potentially viable options to replace fence. Homeowner’s paying ½, responsible for removing/tearing down, HOA paying for cost of materials, etc. These and other options will be discussed at the special meeting?

·         Other than Sno-Cascade, what other areas in The Falls would be considered a common area and therefore may be invited to the special meeting regarding the fence replacement.

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

May HOA meeting will be focused on fence issue.

 

Charles is point person for fence issue.

Finance Update

Approximately 80 Homeowner’s are delinquent as of 4-09. 2009 will be a rebuild year to get us current with outstanding debts and begin to build a reserve for future, large projects.

Cary to follow up and place liens’ if/when appropriate.

Communication

All agreed that email is the most efficient method of communication. Of the 310 homes in The Falls, we now have approx 200 email addresses.

 

Roof Color

Discussed acceptable colors. Black and gray are not acceptable. The intent is that even though all homes no longer have or are required to have cedar shake, it is important to maintain a consistent roof line appearance.

Continue to enforce that Homeowner's must receive approval from the Board when replacing their roof unless material/color is on the approved list on the website.
