MINUTES

Wednesday, 2/11/09 7pm

Present: Board – President - Charles Hower, Vice President - Bruce Sieloff, Secretary - Sara Blair, Treasurer – Interim – Cary Eckers and Incoming Treasurer – Mike Andrews, Member at Large – Barbara Wenders

Transfer from Port Gardner

All necessary Falls dealings have been transferred back to the Falls Board. Cary has been instrumental in this effort.

 

 

Historical Falls Records

Sara has boxes of historical Falls records dating back to the inception of the community.

Sara to go through and purge records older than 7 years then give remaining records to Charles.

CCR Relative to Fence Replacement along Sno-Cascade/Common Areas

Historical assumption, though not within the CCR scope, was that the HOA would pay for ‘common fence’ replacement, specifically the fences along Sno –Cascade. Due to the substantial cost of replacing the fence, the Board is recommending that Homeowner’s pay for ½ the cost.

More discussion to follow but the Board is not required to take on the responsibility of paying for the cost of replacement fences along common areas but since that has been the assumption will pay for ½ as a goodwill gesture.

Mike Farna from State Roofing

As The Falls celebrates 20 years, many Homeowners’ have or in the process of replacing roofs. Currently, the approved roofing materials are on the website. The website will be updated to include an increased number of approved roofs. It is critical that The Falls maintain a consistent roofing appearance.

Will discuss further opportunities for Homeowners’ to receive a discount if several homes ask for a group discount.

Financial Update

Cary gave an update of our current financial situation. Not as dismal as it was late last year as dues are collected.

Cary to alert Board of outstanding invoices from 08.

HOA Phone

Need to research and determine options to have a designated HOA phone number.

 

Communication

Discussed most efficient methods of communication. Yahoo has limitations on number of addresses that can be group emailed each hour.

As dues come in, the majority of Homeowners’ are including their email and Sara is adding to the group list on the Yahoo account.

Dog Disturbances

There is currently no reference to this specific issue in the CCR’s. Will be dealt with on a case by case basis.

As the CCR’s are reviewed/updated in 09, there may be a clause regarding nuisance pets.

Irrigation System

Substantial efforts in 07 and 08 to repair the aging irrigation system. In April, 5 valves will be activated at $50 per valve.

Further discussion and motion tabled until March meeting.

Yoshihara

Yoshihara, who maintains the North end entrance, has been continuing to maintain. Due to the current finances they have not been authorized to continue at this time.

Charles to follow up with Kayla.
