Board Meeting Minutes from September 12, 2006

In Attendance

• Board members: Tiger King, Brian Stern
• Homeowners: Steve Moller, Bob Roush, Hugh Brody, Tricia Cooke

Property Management

• Main topic discussed at meeting is potential signup of property management company
• Received bids from Yates and Wood at $1200/mo w/o bookkeeping or $2200/mo with bookkeeping, but they decided last minute they could not handle load
• Brian will ask other local HOAs about their experiences with property management and any recommendations. Yates and Wood recommended a few including CWD (who works with Silver Firs II)
• Property management will assist board members with handling CC&R violations, managing contractors, finances, and other day-to-day work
• Board members will still need to oversee and direct property management company
• Steve voiced concerns about having company handle finances (potential for embezzlement which he's seen before), needs strong oversight
• Hugh recommended McPherson property management

Roofing

• Homeowners have made several inquiries into other approved materials. Brian to look into other good (but unapproved) roofs in neighborhood and update list
• Hugh requested we approve Pabco or CertainTeed Landscape roofing materials. They look thin to Tiger and Brian so this needs to be looked into further
