Annual Meeting Minutes from November 14, 2006

Review of 2006 Projects
- Waterfall repairs earlier in the year: rocks secured down with epoxy, french drain unplugged
- Replaced two trees in South median: one died, the other hit by a car
- Added three trees in the South entrance area
- Removed damaged play equipment in South park area - not used, often vandalized, and an insurance liability
- Cleanup of South park area: cut down brush and cleaned out creek
- Repaired damaged fence segments
- Improved garage sale signage - new banner, and coordinated advertisement with Gold Creek
- Started landscape maintnenace of school sidewalk area and beds/grass between Sno-Cascade and the parking lot
Upcoming 2006 Projects
- Re-gravel trail paths - bid at $575
- Add two bollards to South park entrance - estimated at $500
- Repair irrigation in North median - estimated at $3000
- Add plantings to North median - estimated at $5200
- Waterfall pump repairs - no estimate yet
Future Projects
- 2007 - Waterfall area landscape and system improvements - estimated at $6000
- 2007 - Repair irrigation on Northeast side of Sno-Cascade Drive - estimated at $2500
- Future - Add plantings to South median - no estimate yet
- Future - Improve plantings along Sno-Cascade near school - no estimate yet
- Maybe - Repair irrigation on East side of Sno-Cascade - estimated at $8000+
Property Management
- We have signed up with Port Gardner Management to be the property management company for the neighborhood
- Corey Bartholomew from Port Gardner attended and explained the benefits and what would change
- Most frequent HOA complaints are insufficient CC&R enforcement and timeliness of repairs and maintenance - property management should help significantly with these
- One homeowner questioned how difficult CC&R issues are handled - these will still be at the board's discression
Waterfall Status
- The waterfall has been off for a while, due to the complexity of the repairs and the shorthanded board
- The waterfall was damanged when someone let the water out of the lower bowl, potentially damaging the main pump. The current status is unknown.
- Repairs to the waterfall will involve simultaneous electrical, mechanical, plumbing, and landscape work
- Bob Roush suggested a homeowner who runs an engineering company who can do this type of work. We will proceed with Bob's suggestion to get an understanding of the current state
- Two homeowners asked that they be kept in the loop of the waterfall status.
Board Member Elections
- The terms of Brian and Tiger are up as of this meeting
- Don Davies was elected the new board President
- No other homeowners volunteered for the remaining positions but Sara Blair (who had to leave early) expressed interest in the Secretary position
- The Secretary position and any others will be determined at the January meeting
