Fine Schedule and Enforcing CCRs
  • The new Board will review the fine schedule proposed by Port Gardner to announce at the annual meeting.
  • The CCRs have not been fully enforced and as a result, The Falls general aesthetics have declined.
  • Violating the CCRs will no longer be tolerated and will be dealt with accordingly.
Fine schedule will be approved at the annual meeting.
Financial Situation
  • Many factors contributed to the current financial situation; not having funds to pay static invoices to vendors through the end of 08.
  • Working with Port Gardner, our vendors have allowed us a lenient payment grace period until dues can be collected.
  • Discussed options to collect dues earlier to quickly replenish account.
Will discuss the 09 dues collection at the 10/29 meeting so determination can be included in the newsletter.
Landscaping
  • Evaluate our current Landscaping contract with Glenbrook.
Tom Gish will email proposal by New Leaf for comparison.
Annual Meeting
  • The annual meeting, which is typically held in Nov, will be pushed back a few weeks.
  • Steve Moller will begin crafting a newsletter to Homeowner’s announcing the annual meeting, the current HOA financial situation and plans to reconcile.
Rick to obtain cost of replacing irrigation system in both medians
Waterfall
  • The North Entrance was the major capital project for 07.
  • Due to the sub par installation nearly 20 years ago, much of the equipment was replaced.
  • The goal was to repair the Waterfall to the point it is maintenance free.
  • Yoshihara maintains the landscaping and cleaning of the Waterfall once a month.
Rick to follow upNeed to determine a process for dealing with the ‘bubble’ factor that typically occurs on Sat/Sun morning. ‘Floating’ bubbles are a potential liability.
