Two Positions Open on Board of Directors

Special thanks to Tony Laffranchi for his years of service on our association's Board of Directors. Tony has moved out of The Falls and his absence leaves a second open position on the Board of Directors.

Currently, the positions of Secretary and President are open and must be filled to oversee ongoing operations. This includes supervising our landscaper who maintains the common area grounds; contractors who perform repairs and maintenance; and our bookkeeper.

The board manages a yearly budget of about $60,000. Board positions are for 3 year terms.

If the openings are not filled by the end of November, we may be forced to go to an outside property management company for the regular maintenance of our accounts. This poses a significant expense to the association and will lead to a substantial increase in the annual dues.

Please make this the year that you volunteer to work on the board to continue the preservation and advancement of The Falls. Roofing Materials

Many homes in our neighborhood are nearing an age where roof replacement is necessary to ensure value, sound construction and acceptable appearance. In the years since our homes were built, the quality of Cedar shake roofing has steadily declined, while the cost of the material has climbed dramatically. To proactively serve our community’s need for affordable yet architecturally pleasing alternatives to shakes, the architectural review committee and the board has approved two composite roofing materials for homeowners interested in an alternative to Cedar Shakes.

Approved non-shake roofing materials are as follows:

GAF Materials Corporation:
  • Grand Sequoia Series, in colors Cedar Blend, Mesa Brown Blend, Slate Blend or Weathered Wood Blend
  • Grand Canyon Series, in colors Sedona Sunset, Stone Wood or Mission Brown.
These two materials present a layered texture, and blended natural colors found in Cedar shake or natural slate roofing materials. The installed appearance is deemed acceptable and pleasant by many high end communities in our area, and we feel it is responsible to offer the alternative to our community as well. Any other composite/non-shake material must be presented to the Architectural review committee prior to purchase or installation, and must be approved in writing by the board.

We trust the available alternatives will be well received by those of you who wish to re-roof with a material other than shake, and we are glad to have found a material that will maintain the architectural intent of our community.

Fence Maintenance

The fences on Sno-Cascade Drive and Puget Park Drive will be painted mid-September. To prepare the fences, the contractor will be pressure-washing the full fence line. To perform this step, he must have access to water, which in the past has been made available by residents in The Falls. We request that if you are approached by "Performance Painting" asking for access to water that you would oblige, and make available to the workers. Thank you for your participation in the beautification and preservation of our neighborhood.


Email Addresses

With most of us having busy lives it can be difficult to communicate. In business, email is proving to be an excellent way to “talk” to people with diverse schedules.

In an effort to improve communications between the board of directors and the association members, please send us your email address. You can send your address to snohomishfalls@hotmail.com. We distribute electronic forms of this newsletter and the Block Watch Hotsheet via email throughout the year.

The email addresses will not be given or sold to commercial ventures. The association will use the email addresses for association business only.


Identity Theft - Proecting Yourself from Losing Your Good Name

Recent newspaper articles have pointed out that Identity Theft has become one of the fastest growing crimes in America. Identity thieves are raising havoc with more and more honest people by stealing Social Security Numbers, credit card numbers, and bank account numbers in order to make purchases for goods and services by making someone else pay for them. Often it takes years for victims to restore their good credit.

Here are some ways to avoid becoming an identity theft victim:
  • Do not give your Social Security number, mother’s maiden name or account numbers to strangers who contact you, especially by phone, Internet or mail.
  • Pay attention to what time of month your bills arrive. If they don’t arrive on time, call the creditor and verify your address.
  • Put passwords on your credit card, bank and phone accounts.
  • Don’t carry your Social Security card. Leave it in a secure place.
  • Don’t carry credit cards or ID cards you don’t need.
  • Tear or shred charge receipts, copies of credit applications, insurance forms, physician statements, bank checks and statements, expired charge cards and credit offers you get in the mail.

Please Be Careful

Remember the speed limit is 25 MPH! It is too easy to speed, especially on Snohomish Cascade Drive. And please be careful to look out for kids playing while you are driving in The Falls! We have had several comments about cars going too fast, especially along Cascade Dr. Remember that kids often ride their bikes, or cross our streets. Also, parents, please remind the teenage drivers in your family that they would feel terrible if they hit one of their neighbors speeding down the street.


Street and Sidewalk Maintenance

If you see that your sidewalk or street needs repair call Snohomish County Public Works Road Maintenance Division. The county is responsible for the maintenance of our streets and sidewalks in The Falls. To report sidewalks and streets that need repair call 425-388-3411, Ext 7500.


Burned Out Street Lights

If you notice a street light that is not acting normally, please call a Snohomish County PUD customer service representative at (425) 783-8300 (toll-free in western Washington and outside the Everett local calling area at 1-877-783-1000, ext. 8230) during regular business hours. Please tell them the nearest address to the street light and, if possible, the number (beginning with an “A” or an “S”) printed on the fixture near the lens of the light.
